Albany Management Develops 5th Phase of Dutch Village Apartments

Albany Management, the Capital Region’s premier property management firm, proudly announces that they will be breaking ground on the fourth phase of its prestigious Dutch Village apartment community on Friday, August 7th. The expansion of this elegant, estate-like community will retain elements of the Flemish architecture of the original 1930’s buildings while incorporating modern amenities.  Dutch Village is located on the corner of VanRensselaer Boulevard and Wards Lane and is within the North Colonie School District.

Dutch Village is nestled into the hillside 200 feet above the Hudson River on land discovered by Henry Hudson. When the British acquired all of the Dutch assets in North America, several wealthy Dutch families were offered patroonships, granting them proprietary rights to land in exchange for bringing new settlers to the colony. The first recorded transfer of land from the Van Rensselaer family’s jurisdiction is the present site of Dutch Village.

Phase IV will add 48 spacious, +/- 1,110 SF, 2 bedroom luxury apartments with a choice of 1 bathroom or 1-1/2 bathrooms.  All apartments will have washers and dryers.  Upon completion of the expansion, there will be a total of 283 homes in the community. Dutch Village boasts magnificent views of the Hudson Valley.  Its sprawling grounds with shaded walkways and thoughtful landscaping are reminiscent of Victorian parks. Phase IV has been meticulously designed to preserve the character of the original construction while providing the modern conveniences that today’s active lifestyles require.

The review of the project was undertaken by Mayor Megan Grenier and the Village Board to assure strict compliance with the zoning and building regulations of the Village. The Board recognized the need for this type of quality consistent with the high standards established by the Village. The aesthetic requirements and environmental controls will maintain and improve the general area of the Village while at the same time, increasing tax base. 

The original Dutch and Flemish detailing of the first thirteen buildings will be incorporated into the four newly proposed buildings through distinct brick work and fine design.  The project was designed by Laberge Engineering & Consulting Group, a specialized consulting firm providing engineering, architecture, planning, surveying and management services to municipalities as well as private clients throughout New York State. The General Contractor for the project is Plank Construction Services of Schenectady.

Dutch Village Apartments are managed by Albany Management, Inc., a Laberge family company. In addition to Dutch Village Apartments, the Laberge family owns and manages other Capital Region apartment communities including Carpenter Village in Guilderland, Parkwood Village in Clifton Park, and Strawberry Ridge in Waterford. Each community is unique and is part of an organization dedicated to its residents that provides caring service and dependable maintenance.

It is expected the first building will be finished in December 2015 and ready for Christmas occupancy. The project is anticipated to be completed in full by June 15, 2016. Interest in the project has been significant and it is expected that the buildings will be leased as soon as completed.
